New Tesla Showroom/Service Center/Etc.. Northbrook IL

The Northbrook, IL planning commision had a hearing Tuesday. Included in the hearing was a proposal from Tesla to build a new showroom & service center next door to the Lifetime Fitness, at 1000 Skokie Blvd, in Northbrook. I'm assuming this is to replace the Highland Park location which is just a few miles north.

The hearing file (can be found at Meeting Portal - Village of Northbrook, Illinois and click on Feb 21 planing commsion agenda packet) is rather large but the Tesla portion of the agenda starts at page 391 and is rather lengthy. Drawings and plans are included. Whats interesting is that it deatils a plan with car parking on the roof of the building. Summary of filing is:

"The Property: The Subject Property is an approximately 177,682 s.f. (4.08 acre) vacant parcel located along Skokie Boulevard, directly west of the Edens Expressway. It is Lot 3 in the existing Lifetime Subdivision approved in 2016. An existing Lifetime Fitness Facility is to the north, and to the north of the fitness center is the Elaine apartment complex. To the south is a ComEd substation, and directly south of that, an existing office building along with a Toyota automobile dealership and service facility. Union Pacific railroad tracks and right-of-way are to the west. The Proposed Project: The Applicant intends to construct an approximately 47,521 s.f., single-story automobile sales, service and delivery (SSD) facility for Tesla. Parking is proposed on the roof of the dealership as well as within surface parking areas surrounding the building. A total of 373 parking spaces are provided within the development with approximately 105 allocated for customers and employees, and the remainder for the storage of automobiles. Tandem parking spaces for the storage of up to 48 Tesla automobiles is provided on the east side of the development. Rooftop parking is proposed for the storage of up to 162 automobiles. Description of architecture: The design of the proposed development is dictated by Tesla’s flagship prototype that is currently being rolled out throughout the country. A combination of architectural precast, glass, and decorative metal panels are utilized to create a restrained modern expression that reflects the Tesla brand and related onsite offerings. Vehicular access and deliveries: Vehicular access will be through two existing curb cuts along Skokie Boulevard. Both are shared with Lifetime Fitness with the appropriate cross access easements already in existence. The southern most curb cut, within the Subject Property, will remain a right-in / right-out movement but the existing “pork-chop” curb will need to be modified to allow car carriers to mount it for access. All car carrier and large truck deliveries will be accommodated on the Subject Property. No loading will occur on Skokie Boulevard. Operations: The Tesla dealership will employ approximately 15 to 20 employees consisting of managers, sales personnel, and service technicians. The hours of operation for the dealership are 7am to 8pm, Monday through Saturday. The hours of operation for the service facility are 7am to 8pm, Monday through Saturday. When warranted by customer demand, a second service shift may be added which would end at 12am ."
